Have you seen all those all cash quick close Buyer ads? Sounds intriguing right? But not so fast! Here are 3 reasons why it’s not in YOUR best interest to accept that offer!

1. They will advertise it’s convenient for YOU because you won’t have to deal with getting the house prepared, hold open houses, or pay realtor fees. But what’s the catch? The catch is those people want to buy your home for less, and THEY make the money when you could have made had you put some time and effort in preparing.

2. The all cash quick close buyer wants to keep your house OFF the market where competition generates the highest possible price for you. They are acting in their own best interest. When there’s no one competing, why would that buyer pay top dollar for it?

3. Realtors are fiduciaries and should act like it! Every house will sell but not every house will sell for the most money possible. Giving advice, guidance and sharing their experience will help you get the best outcome. Home sellers should be clients – not customers. Real estate should be a service not a sell job.
