Termites in Santa Cruz: What Buyers and Sellers Should Know
If you’re buying or selling a home in Santa Cruz County, you’re almost guaranteed to hear about termites at some point. From my experience, well over 95% of local inspection reports recommend some level of termite treatment, often fumigation.
Our coastal climate and older wood-framed homes make the area prime territory for these pests. As one of our trusted inspectors likes to say: “The only house that doesn’t have termites is the one that isn’t built yet.”
Why Termites Are So Common Here
Warm, damp coastal conditions and lots of wood mean termites thrive here. Once they show up in a neighborhood, they can spread from house to house. It can take just five to ten years for a termite population to get established in a new area, but once they do, they stick around.
An important local note: Drywood termites are mostly found in the coastal and older in-town areas — they really aren’t present in Scotts Valley. There, it’s mainly subterranean termites you’ll see, and the risk of severe drywood infestation is very low. That’s because it takes termites a long time to spread into areas where they haven’t historically been active.
How Fast Do Termites Do Damage?
Even a small colony can cause thousands in damage in just a few years. Drywood termites can burrow deep into framing and walls, staying hidden until the damage is uncovered. Subterranean termites, more common in places like Scotts Valley, can also do structural damage if left untreated. Either way, proper inspections matter.
How Long Does Fumigation Last?
A common question is: How long does fumigation last before termites come back?
In general, a treatment will knock out active colonies and protect the home for three to five years, but it’s not permanent. Fumigation doesn’t prevent new termites from moving in down the road, so routine inspections are smart — especially for older coastal homes.
Mitigation Tips for Buyers and Sellers
✅ Schedule regular inspections. Once a year keeps surprises away.
✅ Fix leaks and moisture quickly. Damp wood attracts termites.
✅ Seal cracks and gaps. This makes it harder for them to get in.
✅ Stay calm. Termites are common here — and very manageable when handled early.
If You’re Buying
Don’t ignore termites — but don’t panic either. They’re extremely common around Santa Cruz. We’ll review the inspection report together to see how significant the damage is, what treatment makes sense, and whether there’s any real risk for long-term issues. Many buyers do the needed treatment before moving in so they start fresh.
If You’re Selling
Most sellers don’t fully tent or fumigate before listing — and buyers don’t expect you to. It’s much easier for a buyer to handle fumigation right before moving in, rather than you doing it while still trying to show the house. If possible, take care of as many Section 1 items as you can (like obvious wood damage or rot) so there are fewer surprises in escrow.
Bottom Line: Termites Happen — Have a Plan
In Santa Cruz County, termites are just part of coastal homeownership. They take time to spread, so some areas like Scotts Valley see mostly subterranean termites, not drywood. Wherever you live, it pays to stay ahead with routine inspections and treatment when needed.
