Is price per sq ft a good metric to use in Santa Cruz? While it’s a good starting point to help get a baseline price for a home it isn’t one you should rely on in Santa Cruz.

Homes here are so eclectic that you could have one house with the same sq ft as another but the layout is completely different and that could affect the price per sq ft. Not to mention we live in an area that is all about location.

You could have two homes with the same exact layout and sq footage but one beachfront and the other is two blocks away and the one on the beach could be $1M more than the other one.

This is why it makes it hard to rely on price per square foot as an end all be all for determining the price of a home here in Santa Cruz.

This week brought some interesting news and metrics that may have a long-term impact on real estate. Before diving into those, let's look at the weekly data. Active Inventory ticked upward despite an increase in homes under contract and homes closed. New Listings continue to rise, as expected, but they are still not close to the pace of new inventory that we saw this time last year. Mortgage rates have found their comfort level in the 6.2% range. The January Months of Inventory (an indication of home activity and home availability) came out and, as expected, rose from the month prior. This means more options for buyers and more time on the market for sellers. As for the 30-day numbers (the interesting metrics), Median and Average Prices dropped over 10% from last week's 30-day. More importantly, Median price is its lowest since August 2020. As I've noted over the last month or so, the sample size is very small. It doesn't make it insignificant. My quick hypothesis is that in addition to homes selling for less, lower-priced homes are selling more frequently. Of the 59 homes sold, only 5 were over $2M. 28 were under $1M. Current sales are disproportionately in the SLV and Watsonville areas. Something to keep an eye on going forward. Days on market jumped, again. % over asking price actually increased, another indication that it isn't just buyer leverage impacting prices but also that lower-priced homes are selling more frequently. Price/Sqft decreased to $704, the lowest since March 2021.

As for the interesting news, the jobs report. Despite an attempt by the FED to slow the market and a groundswell of recession fears, the US job market data came out and unemployment fell to 3.4%, its lowest in 53 years. That has increased the chatter of a potential "soft landing". Lower unemployment is always better than high unemployment. That said, this has caused some to speculate that this could keep the FED rate high. Read more at brezsnyassociates.com.

When you’re looking at price per sq ft for a given neighborhood or city it’s important to remember that there is economics of scale when it comes to square footage. What this means is properties that are smaller are generally going to have a much higher price per square foot than homes that are larger in the same neighborhood.

So next time you’re looking at homes in the same neighborhood keep that in mind.
