Santa Cruz County Market Update – April 2025
Below are the Santa Cruz County Market Statistics for April ’25. Here are the SFH highlights:
– Active Inventory increased by 20.4% from March ’25 to April ‘25. Active Inventory is up 53.4% from April ’24.
– The median SFH sales price for April was $1.28M, down 8.6% from the month prior. April ’25 median home price is down 9.2% from April ’24.
– Number of Sales increased by 29.0% from March ’25 and is up 7.4% from April ’24.
– Days on Market in April ’25 was 28. Days on Market in April ’24 was 30.
2025 has been the year of inventory. This theme continued into April. Active Inventory continues its monumental climb, producing over 50% more listings than the same time last year. The natural result of more listings is more sales. The April sales data does show some signs of a more favorable buyers’ market, as the influx of supply has put downward pressure on pricing. That said, the effects on sales data haven’t been all that significant and reflect a typical fluctuation in metrics that can occur on a month-to-month basis. The mortgage rates remain elevated, which is certainly impacting demand in our market. Expect the supply surge to continue as years of suppressed supply finally enter the market.
