Santa Cruz County Market Update – January 2026
– Active Inventory decreased 4.0% from December ’25 to January ‘26. Active Inventory is down 12.7% from January ’25.
– The median SFH sales price for January was $1.22M, down 3.0% from the month prior. January ’25 median home price is down 2.2% from January ’25.
– Number of Sales decreased by 45.7% from December ’25 and is down 17.4% from January ’25.
– Days on Market in January ’26 was 73. Days on Market in November ’25 was 69.
The defining story of January was not pricing movement, it was participation. With only 57 closings, the lowest monthly total in the dataset back to 2002, the market effectively stalled. January is always quiet, but this level of activity suggests buyers largely chose to wait rather than negotiate.
This matters because supply also declined. When both buyers and sellers step back at the same time, prices tend to hold steady even as demand weakens. That is exactly what we saw. Pricing barely moved while days on market stretched, showing hesitation rather than rejection. The lack of activity also shrinks the dataset, allowing a handful of atypical sales to disproportionately influence median price and other metrics, reducing the reliability of short term trends.
The real question is not whether these numbers continue, but what they represent. If this reflects sustained affordability pressure, 2026 could trend toward lower transaction volume overall. If instead buyers simply paused around rate uncertainty, demand has likely accumulated and will reappear once confidence improves, creating sharper competition than normal in spring.
