Santa Cruz County Market Update – May 2026
– The median SFH sales price for May was $1.25M, down 21.4% from April ’26’s $1.59M. May ’26 median home price is down 6.7% from May ’25’s $1.34M.
– Number of Sales increased 26.7% from April ’26, with 133 closings compared to 105. Sales are up 6.4% from May ’25’s 125 closings.
– Days on Market in May ’26 was 26, down from 28 in April ’26. Days on Market in May ’25 was 25.
May’s closings picked up from April, which fits the usual spring rebound, but the median price eased back to $1.25M and sits below both April and last May. That points more to a shift in the mix of sales than to a broad price surge.
Days on market stayed in the mid-20s, so well-positioned homes are still moving at a healthy pace. The monthly numbers are encouraging, but seasonal swings matter here, and one stronger month does not define the rest of the year.
